Lacey & Owen where approached by our client to increase the value/rent-ability of a property they had just purchased.
The property was a two bed semi detached dwelling, located on a corner plot with a parking area and yard to the year, and garden laid to lawn on the side. The property was in a fairly poor state of repair and required renovating to make it suitable for the rental market.
After drawing up sketch plans and having initial positive discussions with the local planning authority. A full scheme was drawn up to retain the existing property and build 2no 2bedroom apartments on the land to the side of the property, while also retaining 1no parking space for each dwelling unit. The aim of the scheme was to make the proposed apartments blend in with the properties adjacent, which would make a welcome addition to the street scheme.
The application passed planning in early 2010, the existing building had been refurbished and work commenced on the apartments around a year later in march 2011, and was completed winter 2011. Lacey & Owen submitted, outline planning approval, full plans approval, building regulations approval and also provided technical advice to the client throughout the build.
